Moss removal takes the moss that is already on your roof off it today. Moss treatment kills the spores and regrowth that are still there after the visible moss is gone, and keeps the roof clear for the next year or two. Most Portland-area roofs need both โ removal first, treatment second โ and skipping the second half is why moss comes back so fast.
We get this question on almost every estimate west of the Willamette. A homeowner has looked at two quotes, one says "moss removal," the other says "moss treatment," and the prices are nowhere near each other. They are not the same job, and neither one is a scam. They are two halves of the same problem.
What moss removal actually involves
Removal is the physical part. On a composition shingle roof that means working from the ridge down, lifting the moss off the shingle surface with soft brushes, plastic blades and low-pressure rinsing, then clearing the debris out of the valleys and gutters so it does not wash down and clog the downspouts. On our jobs the removal step is usually the longest part of the day, especially on a north-facing slope under a big-leaf maple where the moss has had five or six wet winters to root itself in.
What removal is not: blasting the roof with a pressure washer. High pressure strips the granules off asphalt shingles, and those granules are the UV protection. Removal alone gets you
- An immediately clean-looking roof โ the biggest visual change of any exterior service
- Weight and moisture lifted off the shingles and out of the seams
- Clear valleys and gutters heading into the rainy season
- Roughly 6 to 12 months before you start seeing green fuzz again in the shade
What moss treatment does that removal can't
Here is the part most homeowners are surprised by: when the visible moss comes off, the roof is not sterile. Moss reproduces by spores, and the root-like rhizoids stay tucked in the seams between shingles and under the tab edges. The mat you can see is the fruit; the colony is still there. That is why an untreated roof in Beaverton or Camas can look brand new in September and be visibly green again by the following March.
Treatment is a low-pressure application of a moss-killing solution โ typically a zinc or a controlled sodium hypochlorite blend, applied at the right dilution and rinsed or left to dwell depending on the roof โ that kills what removal left behind. It is applied with a soft-wash setup at garden-hose pressure, with the landscaping pre-wetted and rinsed after. Done properly it is the least invasive thing that happens to your roof all year, and it is the step that turns a one-day improvement into a two-year result.
Which one does your roof need?
A quick way to sort it out from the ground:
- Thick green mounds, moss in the gutters, growth lifting shingle edges โ you need removal and treatment. Treatment alone will kill the moss but the dead mat sits there for months, and dead moss still holds water.
- Light green haze, thin fuzz along the shady side, nothing lifting โ treatment alone is often enough, and it is significantly cheaper.
- Black streaks rather than green growth โ that is gloeocapsa algae, not moss. Different organism, different fix.
- Roof cleaned within the last 12 months โ a maintenance treatment is the right call. This is the cheapest way to never need a full removal again.
Why the Portland metro is a special case
Our rainfall is not extreme by volume โ it is extreme by duration. Eight months of cool, persistent damp with mild temperatures is close to ideal growing conditions for moss, and the tree canopy across older Portland neighborhoods, Milwaukie and the West Hills keeps the north slopes from ever fully drying out. A roof in Phoenix will never need this. A roof in Camas or Lake Oswego with fir cover will need attention every couple of years for its whole service life. Plan for it rather than reacting to it.
Timing matters too. We book most removal-plus-treatment jobs between late spring and early fall, when the roof has a few dry days to work with. A treatment-only application is more forgiving and can go on through much of the year as long as we get a dry window.
The honest cost comparison
Removal is labor. Treatment is product and technique. That means removal on a heavily mossed roof usually runs two to three times what a straight treatment costs โ and it is why doing removal every two years, instead of removal once and treatment after, is the expensive way to own a roof.
