Soft Washing vs. Pressure Washing: A Surface-by-Surface Guide for Portland Homes

Soft washing uses low pressure plus a biodegradable cleaning solution to kill moss, algae and mildew at the root, which makes it the right choice for roofs, siding, painted wood and stucco. Pressure washing uses high-pressure water to blast away dirt and grime, which suits hard surfaces like concrete driveways, pavers and walkways. Most Portland homes need both, on different surfaces.

Homeowners often call us asking for “a pressure wash” for the whole house, when what they actually need is a mix of methods. Picking the wrong one is the most common way exterior cleaning goes wrong — stripped paint, gouged wood, lifted shingles, or a roof that looks clean for a month and turns green again by spring. Here’s how we decide, surface by surface, after more than a decade of cleaning homes across the metro.

How the two methods actually work

A pressure washer pushes water out at roughly 2,500–4,000 PSI. That force is what does the cleaning: it physically knocks dirt, oil residue and grime off a surface.

Soft washing runs closer to garden-hose pressure (usually under 500 PSI). The cleaning is done by the solution, not the stream. A diluted, biodegradable mix is applied, allowed to dwell for several minutes so it can break down organic growth, then rinsed gently. Because it kills the spores and roots instead of just shearing off the visible layer, results last much longer — which matters a lot in a climate where moss and algae never really stop growing.

Which method for which surface

Here’s the quick reference we use on nearly every job in the Portland area:

  • Asphalt shingle roofs — soft wash only. High pressure strips the protective granules, shortens roof life, and can void manufacturer warranties.
  • Cedar shake roofs — soft wash only. Pressure raises the grain and splinters the wood, making it hold moisture and grow moss faster.
  • Vinyl and fiber-cement siding — soft wash. Pressure can force water behind lap siding and into wall cavities.
  • Painted wood, stucco and T1-11 — soft wash. Pressure chips paint and can crack or etch stucco.
  • Concrete driveways, sidewalks and garage aprons — pressure wash. Surface cleaners give an even, stripe-free finish, followed by a post-treatment to slow regrowth.
  • Pavers and exposed aggregate — pressure wash, carefully. Moderate pressure and the right tip keep joint sand and aggregate in place.
  • Decks and fences — it depends. Softwoods like cedar usually need a low-pressure, solution-first approach; composite decking follows the manufacturer’s guidelines.
  • Gutter exteriors (“tiger stripes”) — soft wash with hand detailing.

Why the Pacific Northwest tips the balance toward soft washing

In drier parts of the country, a lot of exterior cleaning really is just dirt removal, and pressure alone can handle it. Here, most of what makes a house look tired is biological: moss on the north-facing side of the roof, green algae film on siding shaded by Douglas firs, black streaks of Gloeocapsa algae running down the shingles, and mildew along the eaves where the sun never reaches between October and May.

Pressure washing that growth removes what you can see, but it leaves spores embedded in the surface. With eight months of steady drizzle, it’s back within a season. Soft washing treats the problem itself, so a roof or wall stays clean for noticeably longer — often one to two years on siding and longer on a well-treated roof. That’s why for roofs and siding we’ll recommend soft washing even when a customer asks for pressure.

Concrete is the exception. Driveways under a big maple or in a damp cul-de-sac in neighborhoods from Beaverton to Gresham grow a slick green film that pressure handles well, and a follow-up treatment helps keep it from coming back as quickly.

Is soft washing safe for plants, pets and kids?

When it’s done properly, yes. The solutions we use are biodegradable and diluted to the strength each surface actually needs. The bigger factor is technique: we pre-wet landscaping, cover sensitive plants when needed, control runoff away from storm drains and ponds, and rinse beds thoroughly afterward. We ask that pets and kids stay inside until surfaces are rinsed and dry — usually a couple of hours.

Can you do it yourself?

Pressure washing a flat driveway is a reasonable DIY weekend project if you rent a machine with a surface-cleaner attachment and keep the wand moving. Where people get into trouble is using that same machine on siding, a roof, or a wood deck. Common results we get called to fix:

  • Etched “wand marks” and zebra stripes in concrete
  • Stripped granules on shingles and water forced under roof laps
  • Furred, splintered cedar that has to be sanded before it can be sealed
  • Water pushed behind siding, leading to hidden rot
